South Kansas City Room Addition

For a multi-room addition, collaboration with the design/ build remodeling contractor and the homeowners were key to the successful completion of this award winning project. The scope was a second floor master bedroom suite addition and general updating of the remaining upper floor. The homeowner’s goal of the remodel was to blend the new structure with the already unique floor plan and to maximize the views of their property. Additional goals were sun shading and the utilization of natural light.

Given the unique rooflines of the existing structure, the most challenging aspect of the remodel was how to tie into the existing home. The final design incorporated a shed roof to play upon the angles of the adjacent roofs. The interior challenges were space planning to best utilize the space to accomplish the needs of the homeowner.

Prior to the addition, the upstairs consisted of a loft space as the master bedroom, a bathroom and an office. The office space received cosmetic updates only with new carpet and paint. The loft bathroom was rearranged from a full bath to a three-quarter guest bathroom. The loft bathroom utilizes a solar tube to bring in natural light during the daytime hours. A neutral color palette of dark browns gives the space a rustic appeal that the homeowner desired. The existing master bedroom loft was converted into an informal sitting/ office space that can also double as additional sleeping quarters.

Blending of the new addition began where the angled wall in the loft space leads to the gallery walkway along the east side of the structure that is flanked by large windows to capture the morning sun. Through the entry of the master bedroom, the ceiling vaults with the slope of the shed roof and provides a spacious bedroom with large expanses of windows to take full advantage of the homeowner’s property. French doors in the master bedroom lead to a catwalk with stainless steel support columns and cable rail for an outdoor seating area. Composite sun shades on the east side of the home cantilever from the east exterior wall to provide shading from the morning sun. To capture all usable space, it was important for the closet and master bathroom to share circulation space. This resulted in the use of double doors to the entry of the closet with an immediate doorway to the bathroom to the right. The use of shared circulation reduced the number of doorways in the bedroom and allowed the bed to be placed for optimal outdoor views. The color scheme for the upstairs was carefully selected to work with the existing faux finish in the main level of the home.

With closet space at a premium throughout the entire home, it was very important that we utilized all available vertical space in the master closet with triple hanging units on pull down rods. A hutch with shoe shelving on each side provides the homeowners with plenty of shoe, shelf and drawer storage for their belongings. Another solar tube was incorporated in the closet for day lighting and to cut down on energy use.

The master bathroom features his and hers vanity spaces with recessed medicine cabinets flanked by vertical wall sconces providing light for grooming activities. The two-person air tub is situated under the window that overlooks their side backyard and a niche at the end features two wood framed glass shelves with accent lighting for displayed items. The large shower has a bench seat with two recessed can lights on a dimmer switch for flexibility to be used as task lighting in the shower or as dimmed accent lighting at night. A long recessed niche provides storage for shampoo and body soaps. The toilet is tucked away in the corner of the bathroom and can be closed off to the room with a pocket door. The ceiling in the master bathroom vaults with the roofline and the room has a venting skylight with an internal mini-blind to control heat gain. Radiant floor heating in the master bathroom provides cozy warmth during the cold winter months. A soothing blue wall color in the master bathroom picks up the subtle cool colors in the tile and is a nice complement to the chrome fixtures and accents.
